Affordable Property In La Ermita
Merida,
Located just a few blocks from La Ermita park, on a quiet street, this property offers a solid structure and lots of usable space. The lot starts at 2.8 meters but opens up to 4.4 meters and even more at the back, where there is a spacious terrace and garden measuring 10 x 10 meters.
The property currently has a long entry way, followed by a substantial living room, dining room, kitchen and guest bathroom. In the last section there are three bedrooms, of which one has its own bathroom and one is oversized.
At the back of the property there is a large terrace with a tin roof that could be easily removed. This area would be ideal for a pool and garden space.
* Price in US dollars is informative. The price is set at $1,870,000 Mexican pesos or its equivalent in US dollars at the day of closing.

What owning this actually involves
Mérida Centro is inside Mexico’s restricted zone, which runs 50 km inland from any coast. A foreign buyer here holds title through a fideicomiso — a Mexican bank trust in which you are the named beneficiary. It is not a lease: you can live in the property, rent it, remodel it, sell it and leave it to your heirs. The term is 50 years and it renews.
The purchase completes before a notario público, a state-appointed lawyer, and typically takes 30–60 days.
