Mexico’s restricted zone runs 50 km inland from any coast and 100 km from any land border. A foreign buyer inside that zone holds title through a fideicomiso — a Mexican bank trust in which you are the named beneficiary, with the right to live in the property, rent it, remodel it, sell it and leave it to your heirs. Outside the zone a foreign buyer may hold title directly, with a permit from the Mexican government.
