Fixer Upper With Great Potential
Joel R De Leon006670
Merida,
This is a totally new house built on an empty lot. It is not a restoration, everything is new!
It is in a very quiet area in Merida Centro, located on a cult de sac street. No bus traffic, no noise!
The first floor offers 1 bedroom (or office?) and 1 bathroom, kitchen and a large living room that completely opens to the garden/pool area.
The house is set up for A/C installation (110 and 220 wiring). The floors are polished cement. The doors and windows are made from cedar. There is a lot of natural light throughout the house and the staircase has skylights and a very big handrail. The kitchen stovetop is gas.
The second floor offers a suite with a very nice closet area and bath. There are 3 bedrooms upstairs and 2 bathrooms. Like the first floor, there is a lot of natural light.
There are three very nice additional “touches” with this totally new construction. The house has a water well, an advanced septic system and a special insulated material used on the roof.
For a 3 bedroom room (possible 4th bedroom on the first floor), off street parking, larger than normal pool (for Merida Centro), water well, quiet location AND ALL ELECTRIC AND PLUMBING NEW, this is a great price!
Note: The price of this property is $3,000,000.00 MXN pesos. At the time of posting, the USD price is $166,649. Please check the daily exchange rate for the current USD price.

Mérida Centro is inside Mexico’s restricted zone, which runs 50 km inland from any coast. A foreign buyer here holds title through a fideicomiso — a Mexican bank trust in which you are the named beneficiary. It is not a lease: you can live in the property, rent it, remodel it, sell it and leave it to your heirs. The term is 50 years and it renews.
The purchase completes before a notario público, a state-appointed lawyer, and typically takes 30–60 days.
