Casa El Turix is a compact yet highly intentional architectural intervention in one of Mérida Centro’s most historically layered neighborhoods. Conceived as a work of urban–architectural acupuncture, the project was designed, built, and fully equipped by Adagio Arquitectos, one of Mexico’s most respected architectural studios, known for landmark projects such as the Gran Museo del Mundo Maya and Hacienda Xcanatún.

Located just two blocks from Parque de la Mejorada, the home sits within a zone shaped by centuries of urban evolution. The property preserves the original front bay (primera crujía) dating from the 18th–19th century, while introducing contemporary volumes toward the rear to maximize light, flow, and livability within the site’s narrow proportions.

The contrast between restored heritage and modern construction is handled with restraint and precision—celebrating scale, texture, and proportion rather than excess.

A compact pool finished in imported Sukabumi stone from Bali anchors the outdoor space, adding texture and a cooling focal point without overwhelming the footprint.

Ceiling heights reach 4.70 m in the original historic volume and 2.70 m in the contemporary additions—enhancing airflow and spatial clarity.

What owning this actually involves

Mérida Centro is inside Mexico’s restricted zone, which runs 50 km inland from any coast. A foreign buyer here holds title through a fideicomiso — a Mexican bank trust in which you are the named beneficiary. It is not a lease: you can live in the property, rent it, remodel it, sell it and leave it to your heirs. The term is 50 years and it renews.

The purchase completes before a notario público, a state-appointed lawyer, and typically takes 30–60 days.
