Colonial home in Greater Mérida
Located on Calle 43 in the traditional García Ginerés neighborhood, this is the type of property buyers are constantly looking for but rarely find at an accessible price point: a structurally solid home on a good-sized lot with enough space to completely reimagine the project.
The house sits nicely back from the street and already offers a front patio area along with covered parking, something that is becoming harder to find in this part of Mérida. Unlike many older homes in the area, this property is not under INAH restrictions, giving buyers far more flexibility to renovate, expand, or redesign the home entirely to their own taste.
The current layout offers generous interior spaces and a backyard large enough to incorporate a pool, outdoor terrace, garden area, or additional construction. The lot dimensions and existing footprint also make a second floor a realistic option for someone wanting to maximize the property further.
The home needs modernization throughout, but the structure and overall layout provide a strong base for a serious renovation project in one of Mérida’s most established neighborhoods.

Greater Mérida is inside Mexico’s restricted zone, which runs 50 km inland from any coast. A foreign buyer here holds title through a fideicomiso — a Mexican bank trust in which you are the named beneficiary. It is not a lease: you can live in the property, rent it, remodel it, sell it and leave it to your heirs. The term is 50 years and it renews.
The purchase completes before a notario público, a state-appointed lawyer, and typically takes 30–60 days.
